Estimate NSW transfer duty (stamp duty) on a home or vacant land, including the first home buyer concession and surcharge purchaser duty for foreign buyers.

How this calculator works

  • Uses Revenue NSW rates for contracts dated 1 July 2026 to 30 June 2027 (checked October 2026).
  • First home buyer concession: no duty on homes up to $800,000 and reduced duty below $1 million; for vacant land, up to $350,000 and below $450,000.
  • Premium duty applies to residential property above $3,870,000.
  • Surcharge purchaser duty for foreign persons is 9% of the price.
  • Your conveyancer or Revenue NSW confirms the final amount.
