Home loans
Borrowing power calculator
Estimate how much you could borrow based on your income, expenses and debts, tested the way lenders do: at a rate 3% above the one you enter.
How this calculator works
- After-tax income uses 2026–27 resident tax rates, the low income tax offset and the 2% Medicare levy (ATO).
- Other income, such as rent, is counted at 80%.
- Credit cards are counted at 3.8% of the limit each month.
- Loans are tested at your rate plus 3%, in line with APRA's serviceability buffer.
- Lenders use their own living-expense benchmarks, so your real figure may differ.
This calculator gives estimates for general information only. It isn't a quote, an offer or an approval, and it doesn't consider your objectives, financial situation or needs. Results depend on the figures you enter and the assumptions above.
