An example of how we help

Example scenario, for illustration

Parents in India helping with the deposit

The situation
A couple in Sydney are buying their first apartment. Parents in India are gifting part of the deposit, and one partner still has a small home loan back in India.
How we'd approach it
We'd make sure the gift comes through the banking system with a clear paper trail and a signed gift letter, count the Indian loan repayments properly, and choose a lender that's comfortable with gifted funds from overseas.
What it can mean
The lender sees a clear, well-documented story from the start, which helps avoid delays and last-minute questions at assessment.

Things worth knowing

Gifts from overseas need a paper trail

Lenders want to see where your deposit came from. Money sent from India or elsewhere should come through your bank with clear records, and a signed gift letter is usually needed.

Loans back home count

Repayments on a loan in India or elsewhere are usually counted as a commitment, even if rent covers them.

Buying with family is possible

Each person's income and debts are assessed. Get legal advice on how you'll hold the title.

Guarantors usually need Australian property

Parents can sometimes guarantee part of a loan, but most lenders need that guarantee secured by property in Australia.

Documents you'll usually need

  • Passport and visa details
  • Payslips and bank statements
  • A signed gift letter, if family is helping
  • Records of money transferred from overseas
  • Statements for loans in Australia and overseas

We'll confirm exactly what your lender needs, so you don't gather anything twice.

Questions

Can my parents overseas gift me the deposit?

Many lenders accept gifts with a signed gift letter and evidence of the transfer. Some want the funds to sit in your account for a period first.

Will my loan in India affect my borrowing here?

Usually, yes. Lenders count the repayments as a commitment.
